当私人产业处于集体出售时,业主可以反对,当HDB屋处于集体重建,则业主唯有服从! 没有人关心你! 就是把你的头放在砧板上砍…砍…砍…惨了! 花钱! 卜街(破产)! 能有些什么好处?

由于面对财务上的困难,我的邻居和我都自动降级把原有组屋出售以转换另一间即旧又小的组屋。因为购屋款额都已付清,我们都以为己经有了长期的栖身之所。我们是在本身能力范围之内(之前是执行公寓)购屋。

现在建屋局要进行集体重建,我们的头卢已被摆上砍头砧板上。由于我们是处在‘第二次直接购屋’条件下,所以被迫支付售屋征税以及有关的利息。你知道这是多少金额?此外,我们已经过了55岁,而公绩金又要我们在集体重建交易完成后,付还存户必须保留的最低存款金额!

这种结果意味着我们手上的现金已经荡然无存,那又怎样能够去购买替代的组屋?

我们已经老了,孩子们又还在求学,建屋局也不再给于贷款购买组屋(因为新条例)。是谁说:集体出售能够赚钱?政府有在帮忙吗?
别无选择我们只能把即将进行集体重建的组屋脱售,然后和其他人一样去排队轮候租赁组屋!但是这一作法无异是从煎锅跳进火炉!沦为李显龙的另一个数据!为什么更多人会沦落为无组屋者,必须依赖租赁组屋?谁那夠提供协助?

情况是这样的:

集体重建计划下替代组屋的定价是$175,000。[政府是以这个价格收回旧组屋並出售替代组屋]
我的现有组屋原值是$105,000已全数由公绩金存款支付。(或许你认为这里有$75,000的横财)[因为回收价高干原购买价]
被迫支付的征税金额处于$75,000至$78,000之间(这并非是我自已要去购买‘第二次’的新组屋)[所以政府不应该征税]
我只剩下$100,000 [回收价金额扣除售屋税金]
公绩金局要扣留一个最低存款额(还不知是何数额?)因为我的公绩金户头已经全无余额!
我还有剩余的钱去购买另一间组屋?
我询问建屋局与公绩金局:应该如何?他们的回应是,对不起,这是政府政策。如果没有能力就要再次的往更下层次降级!
我应该怎么办?即使我脱售我的组屋,也没有剩下的金额购买另一间组屋!
想想看?我原本是有一间已付购屋全额的三房式组屋(市价$175,000)却可能会在一夜之间变成一个没有栖身之所的人?
这是一个什么样的政府?为什么他们不能取消在集体重建下组屋出售的征税?这仅仅不过是一间组屋换取另一间组屋!为什么要向我征收出售组屋税金?即使我选择放弃20个百分点的购屋折扣的,我还是要亏损。[政府一方面要向业主征收出售原旧组屋的售屋税金,却又另一方面给于优惠的购买新组屋折扣。换言之,业主可认选放弃优惠折扣,而以市值购买替代组屋从而免去售屋税金。虽然如此,业主在售出原组屋后,售屋金额会被公绩金收回:是最低存款额以及利息的总和,所以业主面对财务困境的问题依然仔在。关键点在于这些痛苦都是来自政策结果,是无妄之灾而並非咎由自取。]
我们不要集体重建!我们不要出售组屋!我没有欠建屋局一分钱,我已全数付清购屋金额?

有谁可以给我提出好的建认!

When private property goes En Bloc, owners can object. When HDB goes En Bloc owners are just Subjects! Nobody cares! HDB just put your heads “On Chopping Board”. Chop…chop…chop…. Cham ar! Liao Lwee! Pork Kai liaw! What benefits?
Due to financial problem, my neighbour and I sold our previous flats to down grade and bought a very old small HDB units. Both fully paid up. So we thought we got a permanent roof over our heads. Buy within our mean. (His previous flat is a EM)

Now HDB shout “On Bloc ar!” and ours heads is on the HDB Chopping Board! We are “forced” to buy HDB second “direct” replacement flat and forced to pay huge levy plus interest per annum. You know how much? Besides, we are now over 55 and CPF also wants us to put back a minimum sum upon En Bloc sale!
All this mean we will have no more money left, let alone pay for the replacement unit.

We are old and jobless with children still in school and HDB will not give us any loan (new regulation la). Who says “En Bloc” makes money? Government is helping?

No choice we may have to sell the En Bloc flat and go queing up for rental flat like the rest! But that is going to jump from the frying pan into the fire! Another digit for Lee S L to consider! Why more are homless and need rental flat? Who can help?

The Situation is this:
The Replacement flat offered to me cost about $175,000 (Wow!!!!!) My Present flat fully paid by CPF for $105,000) (You think Windfall $75,000 !)
“Forced” to pay Levy $75,000 to $78,000 (Not that I want to buy 2nd HDB direct)
So balance $100,000!
CPF wants to lock up minimum sum (how much? ) Already got no CPF liaw!
So Nothing left to buy another flat!
Ask HDB and CPF? Sorry, this is Govt policy (Sound more like KorLiCy!). Their answer: Can’t afford? Downgrade further lah!
How? Even if I sell the flat I will not have enough to buy another one!
Imagine? From a fully paid up 3 room flat – permanent roof over the family (worth a repalcement of $175,000) to possibily a homeless family overnight!
What kind of Government is this? Can’t they waive the Levy for En Bloc units? It is SUPPOSED TO BE a REPLACEMENT! Why ask me to pay Levy? Even if I opt to forgo the 20% discount, I will end up lossing!
We dont want En Bloc! We dont want to sell! I owed HDB nothing! Fully paid up!

Can anyone give me better advice and calculation.
